Once they have your land under contract they re-sell the contract for a profit and never have to take ownership of your land. These contracts will have a “due diligence” clause that allows the buyer to walk away at any time without a penalty so basically, you are bound by the contract but they are not.
  3. Institutional buyers- Companies involved in alternative energy such as solar farms, wind farms, etc are also buyers of land in North Carolina. They are generally legitimate companies but usually have very specific criteria for the land they are wanting to buy. The big negative to these companies is that they usually like to tie your land up for several years, with no money down, so that they can perform studies as to suitability for your land for their needs.
