The Basics

If you are interested in selling rural land in North Carolina or anywhere actually in the US, you may have run into websites online offering to purchase your land “quickly with cash”, etc. Heck even we have that on our website. The land industry in under siege now with this type of business.

Basically, land wholesaling is the “flipping” of the early 2000’s but with land instead of houses.

There are literally hundreds of thousands of people offering their services now to purchase your land. You have undoubtedly found them online, but you probably have received letters, postcards, phones calls and possibly even the greatest insult of all, the unsolicited written offer in the mail, ( with a ridiculously low offer price).

I really don’t want to give the wholesaling industry much of my time so let me bullet point the way this works.

1) Most all wholesalers are not true land buyers. They want to get your land under contract, then turn around and sell the contact for a profit, while never having to close on your land. This is wrong on so many levels and in fact illegal in many jurisdictions and being scrutinized now by the BAR Association and many state Attorney’s General.

2)These wholesalers almost ALWAYS live out of state and many are out of the country. They have NO vested interested in the communities where the land is located.

3) Wholesalers offer prices below market price. If even one out of 10,000 offers gets accepted at their low price, they will profit even over and above all expenses.

4) With all of the available technology now, there are NO barriers to entry in fact if you look at many of the hundreds of wholesalers and flippers on social media you will wonder how most of them even get out of bed in the morning. There are literally hundreds of self help “gurus” online teaching how to profit from raw land and unfortunately, many thousands are buying the courses, see HERE. The social media pages that are dedicated to the entire land flipping and wholesaling business ( I use that term loosely) will leave you shaking your head at the obvious lack of integrity, honestly, professionalism, scruples and mainly, real estate knowledge these folks exhibit.

THE NUMBER ONE THING TO BE AWARE OF WHEN DEALING WITH A FLIPPER OR WHOLESALER

Forget for a minute (if you can), the incredible opportunistic nature of how these folks do business (again I use the term loosely) and the insulting prices they offer. The REAL issue is that when a wholesaler fails to assign your contract to another buyer, he will simply walk away from the deal and leave you hanging, after having wasted valuable time and energy dealing with them. Most of the time, they will not tell you what they are trying to do (most people get infuriated when told) so they slip language into the contract that allows “ASSIGNMENT” to another party for profit then never tell you that is what they are trying to do.

 

What To Watch Out For

1) Any language about fast cash offers etc. Yes we offer that too but the other signs that go along with that are the real red flags

2) Out of state buyers

3) Buying sight unseen

4) Unsolicited offers in the mail (actual paper contracts mailed to you before they have ever even spoken to you). This is a biggie!!

5) Assignment clauses in the contract that allow assigning to a third, unrelated party. This is THE biggie!

6) Websites that look like all the others. Most will all be identical layout to everybody else’s since they are bought as a template from HERE  or HERE.

(There are numerous other companies that offer real estate buying website templates but look at the bottom of the website page and if says either one of these names, it is a wholesaler)
