In general, investment markets have favored more liquid investments such as equities over time. Yes, land appreciates but not at a compounding rate that rivals other dividend paying investments. Just like with houses, holding costs, taxes, maintenance expenses and other costs eat into your true return and it is very possible for land to actually end up costing you money rather than making you money in certain years.
