The Ugly Truth

MOST “FAST CASH” LAND BUYERS NEVER INTEND ON BUYING YOUR LAND

Yep, the business model that has developed around sending letters, postcards and unsolicited written offers, known as “WHOLESALING”, is based around NOT buying land. Confused? Don’t be, it is rather simple actually. 

With the exception of very, very few land buyers (NCLANDBUYERS being one of them), ALL of the companies that are plastering landowners with nuisance letters and phone calls are simply trying to get your land under contract, at a less than market price, so they can then market and resell the “contract” to another buyer for a profit or “spread”. There is NO intent of ever buying your land. 

IS THIS EVEN LEGAL?

Unfortunately, in many states, it is legal. There has been some discussion in legal circles about how to eliminate it in North Carolina but as of now, it is legal, ASSUMING several contractual details that are RED FLAGS when dealing with a buyer.

The Red Flags

  1. Out of state land “buyers” who contact you via letter, post card, an unsolicited written “offer”, or a telephone call from a foreign call center. These are ALL “WHOLESALERS” or “FLIPPERS” and have no intention of buying your land. You will never see, meet or interact with these “buyers”.
  2. Does the contract have a long “due diligence period”? This is an inspection period that allows the “buyer” to back out of the deal prior to closing with zero penalty. This is basically the time period they use to shop the contract to other buyers.
  3. Does the contract have an “assignment clause”? This is the BIG RED FLAG. The assignment clause allows the “buyer” to assign the contract to another party, without further permission from you. They do this at a higher price and then pocket the difference, without ever having to buy your land themselves.
  4. Does their website look like everybody else? They are likely using a website design by Carrot or Lead Propeller, both are companies that build websites specifically for land flippers.
  5. Does the contact NOT have any deposit money required? BIG RED FLAG.

WHAT ARE THE RISKS?

The two major risks are 1) selling your land well, well below true market value and 2) having a “WHOLESALER” tie up your land for months, while he is pretending to be a buyer, while he shops the land to other buyers. When he cannot find one, the contract will allow him to walk away without penalty while you have done nothing but waste time, energy and critical marketing energy trying to sell to them, while potentially missing a prime market to sell to a real buyer.
