In a nutshell, using a land broker to sell your land really boils down to a few major points to consider. 

1. All of the big land brokerage companies are national companies with most having franchises in individual states. This means that the cost to sell your land, usually 10% (ouch!) will go to paying the local agents, the local franchisee, as well as the national company so there is very little room to negotiate a lower commission.
2. All real estate companies, once deciding to commit to being in a state or local market, need to quickly get listings coming in to hopefully start supporting the expensive overhead of the office. This means that recruiting of local agents becomes paramount. Since real estate agents work on straight commission, there is little risk to hiring any of them and since the name of the game is getting as many on board as quickly as possible, most large land brokerage companies tend to end up hiring a lot of unqualified, dishonest or just inept brokers. That is true of the entire real estate business. Companies are desperate for warm bodies to start generating listings and to start paying for the overhead they have committed to and to pay the national franchise fees. There is little qualifying of broker candidates by the companies, and more is better so guess what? Companies will hire just about anybody with a license regardless of expertise, background or integrity so many of the brokers do not need to be there and probably won’t after six months.
3. Real estate is local. What we mean by this is that most of the large companies have in depth technology and marketing systems in place. There really is not much difference between Mossy Oak Properties, Whitetail Properties and National Land Realty on that level. The difference is the local reputation, the quality of the local brokers and the marketing and advertising they do locally.
4. If you are okay with paying 10% of the sales price to a broker, who may or may not get the property sold in a reasonable amount of time and who may or may not have your best interest at heart, then we actually see no difference among the three companies mentioned above or really any of the smaller land brokerage companies in North Carolina and we know them all as we have bought land from them all at one time or another.
5. A great local broker will make you love the company, a bad one will make you hate it. Forget any reviews and gossip you may hear about the company itself. You MUST vet the local agents and preferably, ask for recent referrals from clients they have worked with. The actual company really is not as important as the local broker, and their level of experience, expertise, motivation and honesty.
6. The majority of real estate brokers are ineffective and not worth hiring. This is a classic example of 10% doing 90% of the work. ALL companies have their bad apples, the trick is finding the few good brokers in each company.
