Here are a number of distinct differences between NCLANDBUYERS and all of the other land buying companies you may be considering.

The Basics

 

  1. WE ARE THE ACTUAL BUYER, NOT A “WHOLESALE” FLIPPER. What we mean by this is that most land buying (and most of the house buying) companies you see advertised now are trying to get sellers to sign a sales contract at a low ball price, so they can then turn around and sell the contract(not the actual property) to another buyer. If the contract that is given to you has the language “assigns” or “assignable” then they are likely just looking to tie your property down with a contract, then assign that contract to another buyer at a profit. This is entirely legal is most states and as long as the contract has that “assign” language, there is nothing that can be done about it. There are many issues with this line of business but we won’t belabor you with them this time, just be aware that this is how most buyers are doing business now. Take a look at the real estate “investor” websites online, particularly the ones on facebook. Do these folks look like they can come up with hundreds of thousands of dollars on a regular, repeat basis? Nope and they do not have to with contract flipping. It is an old game, one that many oldtimers call “Pinhooking” and it basically means you are dealing with somebody who 1) does not have the money to actually close the deal and 2) Is trying to buy your land cheap enough to turn around and make a quick, easy profit. WE ARE NOT FLIPPERS, WHOLESALERS, OR IN THE CONTRACT ASSIGNMENT BUSINESS.
  2. WE USE OUR OWN MONEY TO CLOSE. Many buyers, even if they do plan on closing on the transaction, have to beg, borrow and partner up to get the money to close. NOT US, WE HAVE CASH, AND CAN CLOSE QUICKLY WITH NO APPROVALS, PARTNERS OR OTHER ROADBLOCKS.
  3. WE ARE LOCAL. Most other land companies buy land anywhere in the US they can find a steal. No us, we are a local North Carolina family with roots here back to the 1700’s. We only buy in North Carolina and we sincerely care about the communities we buy land in. We work hard to respect the land and the folks in the are since we plan on being neighbors with them.
  4. WE ARE SERIOUS AND FOCUSED. We are not interested in wasting your time or ours with silly offers, questions o requests. We obviously don’t buy everything we look at but when we  we do find a tract we like, we move quickly and straightforward.
  5. WE ARE KNOWLEDGABLE. Take another look at the abundance of silly questions property “investors” ask on the various investment pages on facebook. They prove that the majority of land and home investors have no background in real estate or business and have no idea how to get a deal over the closing line.
  6. WE ARE HONEST AND ETHICAL. Once again, look at the questions “investors” ask on the real estate investment pages. So many of them deal with topics that are obviously either misleading to the buyer/seller, dishonest, immoral or even illegal.
  7. WE PAY MORE. Since we are buying to keep and use and are not flipping, we will pay more for your land.
